Foundation:

All foundations are designed by a registered engineer and inspected prior to placing the concrete. But we don't stop there. A representative supervises the actual placement of the concrete. This allows the engineer to issue a written certification as to the quality of the foundation.

Framing:

All of our framing is within the scope of the Southern Building Code and the size and span totals contained therein. Additionally, our floor joists and support beams are an engineered system consisting of manufactured I-Beam joists and engineered support beams. These systems perform more consistently and are environmentally friendly. We also use tech-shield decking and Tyvek house wrap. Visit tyvek.com for more detail. Roof:

This home comes with a metal roof system from DURA-LOC roofing systems ( duraloc.com ). We use the continental tile product. Visit their website for details.

Windows and Doors:

Windows are double pane with Low E glass. Exterior doors are insulated fiberglass. Front doors may be mahogany with leaded glass inserts or Wrought Iron with glass inserts.

Plumbing:

Our plumbing system generally consists of all copper supply lines and schedule 40 PVC waste lines. Special features include an oversize supply line to house and two fifty (50) gallon hot water heaters looped together for a total of one hundred (100) gallons of hot water. Extra special is a circulating system, which keeps hot water available at all outlets with a very minimum wait time.

Electrical:

Wiring is all copper and in compliance with all local codes. Service is designed to allow for access and expansion for pools and other outdoor needs.

HVAC:

Systems are designed and located according to the manual-J (engineering) for this particular house. A/C units are a minimum 12 SEER and pre-wired to allow for the installation of upgrades at a later date or at the time of purchase. We use Carrier equipment. Visit their website at carrier.com .

Structured Wiring System:

This system brings all the wiring for tv, phones, security and sound systems together into a centrally located panel , which allows the wiring to be re-directed and/or networked at will. Each installation will support up to eight (8) high speed phone lines.

Cabinets:

Our cabinets are designed with a CAD system to ensure accuracy and built offsite in a cabinet shop to ensure quality and allow for flexibility of design. All cabinets are constructed suing plywood boxes, solid wood face frames, and solid wood raised panel doors. Panels in painted doors are MDF to ensure minimum movement and better paint ability. Millwork:

This home has solid, eight (8) foot doors down and hollow-core 6' 8" doors up. All doors are same raised panel design. Base Mold is 5½ and window and door mold is 3½ . Expect two-piece crown mold in major areas with one piece in secondary bedrooms, etc. All windows are wood-returned with 1½ bull-nose sills.

Countertops and Surrounds:

Kitchen counters and adjacent areas are generally granite with 1½ bull-nose and decorative stone backsplashes. Master baths are a mixture of granite, stone and tile. All other bathrooms are a mixture of tile and stone.

Flooring:

Entry, family, kitchen, breakfast, porches, utilities and baths are all hard surface (tile, slate or travertine) with decorative inserts. Stairs and other floors are generally carpet with a generous allowance.

Plumbing Fixtures:

Whirlpool tub in the master is Jacuzzi. Most other fixtures, (lavatories, commodes, sinks) are Kohler. Kitchen sink is high quality stainless under-mount sink with pull-down Kohler fixture.
